Baan Fan Noi is like nothing you’ve ever seen before.
Perched on a hillside and overlooking Chaweng Beach, the villa is strategically located to provide you a break from the heaving crowds, while never missing out on the fun. Its contemporary design emphasises a subtle elegance and features a sprawling pool deck, wrap-around terraces and fold-open living quarters. Perfect for vacationing families and large groups of friends, its 3+1 bedrooms comfortably accommodate 8 people.
You’re sure to spend plenty of time on the breezy, limestone deck, taking in views of the tropical forests and ocean. Enjoy a relaxing dip in the 15-metre swimming pool, lounge in the sunken jacuzzi or simply curl up with a good read on any of the 4 sunbeds. Fire up the BBQ and settle down for delicious meals in a gorgeous al-fresco setting for 6 people.
Moving indoors, you’re greeted by a spacious living area, done up in stylish whites and offering a profusion of natural light, thanks to the floor-to-ceiling glass windows. Get cosy on the oversized sofas and unwind before the Smart TV, which has a Netflix service and quality sound system. Connect to the free WiFi and stay in touch with people back home.
Another lovely spot is the open kitchen, which connects directly to the outdoor space by a folding door. It’s fully-furnished and includes a microwave, kettle, refrigerator, freezer, rice cooker, stove top and an oven. Enjoy a relaxed start to the day at the breakfast bar, followed by convivial meals in the 8-person indoor dining area. For yet another change of scenery, you can’t go wrong with the ocean-facing, al-fresco dining area.
Three of the bedrooms are located on the first floor and offer picturesque sea-facing views. Each comprises a king-size bed, mini-fridge, safety deposit box and air conditioning. The master bedroom even has a Smart TV, perfect for late-night binge-watching. All three feature an outdoor bathroom, with stone-walls and a rain shower. Two have a free standing terrazzo bathtub.
The fourth bedroom is on the lower level, with direct access to the pool deck. Besides a distinctive semi-circular bed, it also has a kitchenette, mini-fridge, speaker, and AC. The bathroom is ensuite and kitted with a rain shower.

Rates
Standard check-in time is 3:00 p.m. and check out time is 11:00 a.m unless other arrangements have been made and agreed upon by the Owner. Early arrivals or late departure times are subject to the availability of the Property and may incur additional charges. Below are the applicable corresponding fees:
Check - in Time: From 10:00 a.m. and onwards - 50% of the nightly rate
Before 10:00 a.m. - 100% of the nightly rate
Check - out Time: Until 6:00 p.m. - 50% of the nightly rate
After 6:00 p.m. - 100% of the nightly rate
Check-in and Check-out
Chef service costs THB 1,500++/meal (lunch or dinner) or THB 2,500++/day (lunch and dinner) and subject to 10% service charge and 7% VAT.
Chef or in-villa shopping service is available at THB 300 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
Pre-arrival shopping service is available at THB 650 or 20% of grocery cost as handling fee, whichever is greater and subject to 7% VAT.
Provisioning is to be paid by cash on site or by credit card with an additional surcharge up to 5%.
Please take note that advance booking for chef service is required and it is subject to availability of chef.
Chef Fee
Linen and towels are provided at the property. These are normally changed every five (5) days. If you require more frequent changes there may be extra charges.
No laundry facilities on site, however laundry service is available with extra charges and must be paid at the time incurred or latest at the time of departure.
